In broad terms, an energy performance certificate (EPC) will provide an energy rating for a building based on the performance of its fabric and services installation.

The intention is to inform a potential buyer or tenant of the energy performance of a building to help them decide whether to buy or rent a property.

If your commercial building is over 50m² it may need to have an EPC for a sale or letting.

In addition, the government has announced that it will not be possible to let a commercial property with an EPC lower than an E rating from 2018 in England and Wales.  This could have a significant effect on asset values.
